The story.

This was the third time the owners and I had worked together, the first was in 2012 when I helped with an investment property and then again in 2016 when they downsized into Pinewood Street. When they reached out this time, it was less about finding the right agent and more about us working together on an action plan.

So what was the plan?

The owners had loved their Pinewood Street property for the past four years however a move down south was now on the horizon. We caught up in October last year to get the ball rolling and settle on their purchase budget. We discussed pricing, marketing strategy and ultimately how we could secure them the best price. Before we could begin, the first step was to find their new property in NSW.

With that property secured we could then get started on the sale of their Pinewood home. Working backwards from the settlement date of their NSW property we decided on an early March launch date. We left enough time for flexibility, but not too long that we would discourage any potential buyers.

With our plan underway, next was the execution!

We had decided on no price marketing and no off-market selling. With private inspections only - open homes in the current climate are unmanageable and don't protect the condition of your home or possessions. It is important that a potential buyer can actually look at a home, imagine themselves living there and take the time to ask any questions, not be ushered in and out quickly. The truth is, off-market selling in this competitive market is simply lazy. No matter how good the database is no agent can guarantee they know every buyer in the market and exactly what they are willing to pay under competition.

The result?

SOLD. We negotiated a long settlement to work perfectly with the owners new home settlement date and allowed them plenty of time to get their move underway with no external pressures.
